Curbs and wheel stops: the small concrete that protects the lot

Curbs and wheel stops are the least glamorous concrete on a commercial property, and they do more work than almost anything else on the site. A curb controls where water goes. A wheel stop controls where a bumper goes. Both protect the asphalt behind them from the two forces that destroy it fastest — standing water and repeated impact. When they fail, the damage rarely stays in the concrete. It shows up a season later as a crumbling asphalt edge, a puddle that won't drain, or a walkway with a chunk knocked out of it.

Start with what curbs actually do. Most parking lots are graded to move water toward inlets, and the curb line is the wall that keeps it moving in that direction instead of spilling sideways into landscaping or across a sidewalk. A broken or settled curb section creates a low spot where water leaves the intended path, saturates the pavement edge, and works into the base. Asphalt edges are the thinnest, least supported part of any lot to begin with — pavement on one side, nothing on the other. Once water gets under an unsupported edge, it ravels backward into the lot a few inches every season.

What to look for on a curb walk. Spalling, where the surface flakes off and exposes aggregate, usually points to freeze-thaw damage or de-icer exposure, and it accelerates once it starts. Vertical cracks through the full curb face mean the section has moved, and a curb that has moved is no longer holding its grade line. Separation between curb and asphalt — a visible gap you can slide a finger into — is a direct water path into the base and one of the cheapest things on a property to seal before it turns into a repair. Missing chunks at drive entrances and delivery corners tell you where trucks are cutting the turn too tight, which is a layout problem as much as a concrete one.

Wheel stops fail differently. Precast stops crack across the middle, lose an end, or work their pins loose until the whole unit shifts out of position. A stop that has drifted a foot forward isn't protecting anything — it's a trip hazard sitting in the middle of a stall. Broken stops with exposed rebar are worse: a laceration risk in a pedestrian path and an easy finding for anyone documenting conditions on the property. In accessible stalls, a displaced stop can push a vehicle far enough forward to intrude on the access aisle, which turns a maintenance item into a compliance item. If stops keep getting destroyed in the same rows, the stalls may simply be too short for the vehicles using them, and restriping that row deeper solves it permanently.

The repair decisions here are small and worth making early. Isolated curb sections can be saw-cut and replaced without touching the rest of the line. Gaps between curb and pavement can be sealed during a routine crack seal pass. Wheel stops can be reset, re-pinned, or replaced for a fraction of what it costs to rebuild the asphalt they were there to protect. The one approach that never holds is filling a failed curb line with asphalt — it reads as a repair for one season, then the joint opens again and the edge keeps unraveling.
