How do you keep residents from being blocked in?
Phasing and notice. Streets are done in segments with posted dates, door hangers go out ahead of each phase, and we sequence work so every driveway has an open route morning and evening. Emergencies always have access — that's planned, not improvised.
Can you help us budget paving into our reserve study?
Yes. We'll assess current pavement condition, give expected remaining life by street, and price the likely sequence — repairs, sealcoat cycles, eventual resurfacing — so your reserve study reflects real numbers instead of placeholders.
Our budget only covers part of the work. What first?
Safety and water: potholes, trip hazards, and open cracks get fixed first because they generate claims and accelerate damage. Protection comes second, cosmetics last. We'll phase the rest across seasons in priority order — in writing.
Do you work with property management companies?
Constantly. We're comfortable working through your manager — proposals formatted for board packets, COIs delivered promptly, invoicing the way your management company needs it, and status updates they can forward without editing.
