Snow and ice budgets get set in the fall, and the line item almost always gets decided on price per ton. That is a reasonable way to buy salt and a poor way to protect pavement. The chemicals you spread over the winter sit on your asphalt and concrete for months, and the difference between products — and between how much of them you use — shows up in your repair budget two or three years later. It is worth knowing what you are putting down before the first storm.
What the chemicals actually do. Deicers do not attack asphalt directly the way petroleum products do. They cause damage indirectly, by keeping water liquid at temperatures where it would otherwise stay frozen. That brine works its way into surface cracks and pores, then refreezes when the temperature drops further overnight. Every one of those cycles pries the crack a little wider. A winter with a dozen freeze-thaw swings does more damage than a winter that simply stays cold, and heavy deicer use adds cycles that would not have happened on their own.
Concrete has a different problem. Sidewalks, aprons, curbs, and dumpster pads take the chemical damage that asphalt mostly avoids. Chloride-based deicers penetrate concrete, reach the reinforcing steel, and corrode it — and corroding steel expands, which cracks the slab from the inside. On the surface, the same brine cycling causes scaling, the flaking that leaves a pitted, sandy-looking finish. Newer concrete is the most vulnerable; slabs poured within the last year should ideally get through their first winter without chloride deicers at all, using sand for traction instead.
Not all products behave the same. Rock salt (sodium chloride) is cheapest and the hardest on concrete, and it stops working in the mid-teens, which is exactly when crews tend to spread more of it hoping for a result they are not going to get. Calcium chloride and magnesium chloride work at lower temperatures, so less product does the same job, but both are still chlorides. Calcium magnesium acetate is gentler on concrete and steel and costs considerably more. Anything containing ammonium nitrate or ammonium sulfate — occasionally sold as a fertilizer-based deicer — should stay off your property entirely; it chemically attacks concrete.
Application matters more than product choice. Most properties over-apply, and the excess does nothing but wash into landscaping and storm drains. Spreading before a storm rather than after prevents the ice bond from forming and cuts total volume substantially. Calibrating spreaders, plowing thoroughly before treating, and targeting entrances, ramps, and slopes instead of blanket-covering the lot all reduce chemical load without reducing safety. Ask your snow contractor what product they use and at what rate — it is a fair question, and many contracts never address it.
Seal the surface before winter, not after. The most effective defense is closing the paths water uses to get in. Filled cracks and a sound sealcoat mean brine has nowhere to sit and cycle. That is why crack sealing and sealcoating belong on the fall calendar rather than the spring one — done in October they work all winter, done in April they only protect against damage that has already happened. Concrete can be treated too, with a penetrating silane or siloxane sealer that keeps chlorides out of the slab.
Plow damage is worth a mention while you are planning the season: marking curbs, islands, and wheel stops before the first snow keeps blades off the edges that are most expensive to rebuild.
