Walk almost any warehouse, distribution center, or big-box retail property and the pavement tells the same story: the employee parking rows look fine, and the area around the dock doors is a mess. Ruts, shoving, alligator cracking, and depressions that hold water after every rain — all concentrated in maybe ten percent of the site. That is not bad luck or bad asphalt. It is a load problem, and it responds to a different set of fixes than the rest of the lot.
The loads are not comparable. A parked car spreads a few thousand pounds across four tires. A loaded tractor-trailer puts tens of thousands of pounds per axle onto the same surface, and it does it in the same places every day — the same turning radius off the drive aisle, the same approach to the same dock door, the same spot where the tractor sits idling while the trailer is unloaded. Pavement damage does not scale with weight in a straight line; a single heavy axle pass does far more structural work than hundreds of car passes. Design a truck lane to car-lot standards and it will fail early no matter how well it was built.
Heat makes it worse, and August is peak season for it. Asphalt is a flexible pavement — it softens as surface temperatures climb, and in mid-summer a dark lot runs considerably hotter than the air. Soft asphalt under a stationary loaded trailer is how you get the classic dock-apron problem: parallel depressions where the trailer landing gear sat, and shoving ridges where trucks brake and turn. If you are seeing new ruts this month that were not there in May, heat plus dwell time is almost certainly the cause.
Read the pattern before you price the repair. Damage that follows the truck path — curved ruts at the turn-in, washboarding at the approach, cracking that maps to wheel tracks — points to a base that is under-built for the load, not a surface that simply wore out. Patching over a failing base buys you a season. The durable fix is full-depth: remove the failed asphalt, repair or rebuild the aggregate base to the right depth and compaction, then repave. It costs more per square foot and it is the only version that lasts in these areas. Asphalt repair scoped as a surface patch in a truck lane is usually money spent twice.
Concrete is the answer in the highest-stress spots. Rigid pavement does not soften, does not rut under a stationary trailer, and handles point loads and fuel drips far better than asphalt. Most well-built industrial sites use a concrete apron at the dock — typically extending out past where the trailer's rear wheels and landing gear sit — with asphalt for the drive aisles and parking beyond it. If you are rebuilding a dock area for the second or third time, converting that apron to concrete usually pencils out over the life of the property even though the upfront number is higher. Trash enclosure pads and any spot where a truck routinely stops or pivots deserve the same treatment.
Then manage what you can without construction. Vary where trailers stage when the layout allows it, keep drainage moving so water is not sitting on the joint between concrete and asphalt, and address fuel and hydraulic drips promptly — petroleum dissolves asphalt binder. Striping the truck route so drivers follow a consistent, intentional path is far cheaper than rebuilding the path they chose for themselves.
