Walk your lot the morning after a good rain and you will learn more about its condition than any drive-by inspection can tell you. The puddles are a map. Water that is still standing a full day after the rain stopped is not a cosmetic issue — it marks a spot where runoff is soaking into the pavement instead of leaving the property. Asphalt has one real enemy, and it is not traffic. It is water that gets in and stays.
The reason comes down to how a lot is built. Asphalt is a flexible surface layer over a compacted stone base, and the base is what actually carries the weight. When water works through cracks or a worn surface and reaches that base, it softens it. Every vehicle that crosses the softened area flexes the pavement a little more, and the surface eventually cracks into the interconnected pattern crews call alligatoring. Potholes follow. This is why lots fail from the bottom up, and why the failures cluster wherever water lingers.
Most drainage problems have ordinary causes, and most are visible on a walk-through. Low spots form where the base settled or was never compacted well. Catch basins and inlets clog with sediment and leaf litter until they stop accepting water. Downspouts discharge roof water directly onto pavement that was never graded to carry it. Curb and gutter lines settle until water pools against them instead of flowing to the inlet. Occasionally an underground pipe has failed — but check the simple causes first, because they are the common ones.
Learn the one signature worth memorizing: alligator cracking surrounding a stain or a puddle line. That pattern means the base underneath is already compromised, and a surface patch dropped on top of it will not hold, because the water path that caused the failure is still open. The sequence that works is always the same — fix the water first, then fix the pavement.
The fixes run from housekeeping to construction, and the goal is to catch problems at the cheap end of that range. Cleaning inlets, clearing flow lines, and extending downspouts away from pavement cost almost nothing. Crack sealing closes the intake routes into the structure. A leveling course can raise a settled low spot so water moves again. Where ponding is chronic, adding or relocating an inlet solves what regrading alone cannot. And where the base has already failed, full-depth asphalt repair is the honest fix — remove the soft material, rebuild the base, and patch to match grade so the water keeps moving.
Late summer is the right time to deal with all of this. Dry weather makes corrective work straightforward, and every low spot that holds water in August has a second life in winter: it becomes the ice sheet your tenants slip on and the freeze-thaw pump that turns hairline cracks into spring potholes. Drainage corrections also pair naturally with fall crack sealing and sealcoating, so one mobilization covers the sweep instead of three separate visits.
