Speed bumps, humps, and tables: slowing traffic in your lot

Speeding through a parking lot is one of the few complaints a property manager hears from every direction at once: tenants, delivery drivers, pedestrians, and eventually an insurance carrier. The usual response is to install a speed bump wherever the complaints are loudest. That works about half the time. The other half, the bump gets ignored, driven around, or becomes its own maintenance problem — because the wrong device was chosen for the traffic it was meant to slow.

Bumps, humps, and tables are three different tools. A speed bump is short and abrupt, usually a few inches high over one to three feet of travel. It forces vehicles down to a crawl and is best in tight, low-speed areas: near a building entrance, at the mouth of a service drive, in front of a daycare or clinic door. A speed hump is longer and gentler, spread over ten to fourteen feet, and holds traffic to a moderate speed without jolting a vehicle. It suits long drive aisles and HOA private roads where you want steady, continuous slowing rather than a hard stop. A speed table is a flat-topped hump, long enough that a whole axle set rests on it, and it doubles as a raised crosswalk — the best choice where a pedestrian path crosses a drive aisle.

Match the device to the vehicles that actually use the lane. This is where most installations go wrong. Fire apparatus, ambulances, box trucks, and trash collection vehicles all handle abrupt bumps badly, and in many jurisdictions the fire marshal has a say in what can go in an emergency access lane. Low-clearance passenger cars scrape on bumps that are fine for SUVs. If a lane serves a loading dock or a dumpster enclosure, a hump or table will slow traffic without beating up the trucks that have to use it every week. Walk the route and ask who drives it before you pick a height.

Placement decides whether drivers slow down or just brake and accelerate. A single device in a long aisle teaches drivers to speed up between it and the exit. Spacing them at regular intervals along the run keeps speeds down the whole way. Avoid putting a device right at the bottom of a slope, immediately after a blind corner, or in a spot where water collects — a bump in a low area dams runoff and creates a standing-water problem on top of everything else. Keep them clear of stall entrances so drivers are not climbing over one while turning into a space.

Markings and signs are not optional extras. An unmarked bump at night is a liability claim waiting to happen. Standard practice is high-visibility paint on the device itself — usually diagonal stripes or a solid contrasting band — plus advance signage so drivers see it coming. Those markings wear fast because tires hit them directly, so plan on refreshing them with your regular line striping cycle rather than treating them as permanent.

Consider whether you need a device at all. Sometimes the speeding is a layout problem. Long uninterrupted straightaways invite speed; breaking sightlines with landscape islands, converting to angled stalls with one-way circulation, or adding stop bars and crosswalks at decision points can bring speeds down without a single asphalt install. Devices are also not a fix for deteriorated pavement — a bump built on a soft or cracked base will separate at the edges within a season or two, and the underlying repair should come first.
